How we work
You are to send us your booking request once you decide which apartment you’d like to book for your accommodation in Lisbon. You’ll receive an answer from us in less than 24 hours. It’s important you add info@baixahouse.com and reservas@baixahouse.com to your e-mail contacts to ensure you receive our e-mails.
We’ll send you a pre-reservation email with instructions to follow in order to confirm your reservation of the apartment chosen. Once you confirm your booking we’ll send your booking confirmation, and instructions for check-in.
This procedure makes part of our personalized Lisbon serviced apartments option.
Building
Baixa House is a group of 13 cozy apartments for a new concept of accommodation in Lisbon in an old refurbished building. It was constructed at the end of XVIII century, and has been carefully restored conserving most of its original construction elements such as wooden floors, tiles, windows, ceilings… The process finished in February 2011 and opened his doors to a Lisbon self-catering apartments business

Lisbon downtown ( Baixa) is being reborn to bring back its unique history and character, although some noise may be unavoidable. We will be happy to have all renewed in a short time.
In an effort to prioritize sustainability, a conscious decision was made to forego air conditioning. There was a strong emphasis on recuperating as much as possible from the original “Pombaline style” architecture to preserve the building’s historical integrity.
This approach also involved the reuse of old building materials. The Pombaline architectural style was noteworthy for its early anti-seismic design features and prefabricated construction methods. Its distinctive feature was a flexible wooden structure embedded within the walls, floors, and roofs. When covered by prefabricated building materials, this structure provides resilience, ensuring that the building “shakes but doesn’t fall.”
Breakfasts
Although being in Lisbon as self-catering apartment business, every day from noon to 16h00 we will access the apartments to replace breakfast products for the next day. At your apartment you’ll always find coffee, tea, sugar, muesli, cocoa, salt, pepper, vinegar and olive oil. Every day we bring yogourt with fresh fruit, butter and home-made jams, juices, milk, a home-made cake, and some savory products (cheese, ham,…). An accommodation in Lisbon where you find the fresh bread every morning at your door between 8h00 and 8h30, we do deliver for you. If you have any special request, or any allergy, please let us know so we can adapt your breakfast to your needs. All this make Baixa House a preferred Lisbon serviced apartment option
Cleaning and Maintenance
Although being a self-catering apartment business in Lisbon, every day from noon to 16h30 we will access the apartments for a basic housekeeping. This service doesn’t include change of linen or towels. A deeper weekly clean with change of linen and towels is included in the price for stays longer than 7 days. As a Lisbon Serviced Apartment, if you need additional cleaning services please let us know at the time of booking. This service will be charged apart from the booking rate, and its price will vary depending on the apartment and number of guests. The apartment is cleaned prior to your arrival. On your departure the accommodation should be left in a reasonable condition but you don’t need to worry about cleaning: we’ll take care of it. This is a very comfortable option for a Lisbon accommodation holiday
Laundry
Self-catering apartments in Lisbon where all apartments except 5A and 5B have washing/dryer machines. You will find its instructions in the last drawer of your kitchen. You will also find detergent under the sink in the kitchen or in the cabinet next to the washing machine. If you have any trouble when using it, please let us know. If you are staying in apartment 5A or 5B and you need to do some laundry, please let us know and we will show you where to do it in the House.

Internet wifi access
All our Lisbon serviced apartments have internet wifi access free of charge. You will find 13 networks available, please use the one with your apartment’s number i.e “APT-1A” or “APT-3B”. All of them have a password that we will provide you during the check-in process. If you have any troubles using it please let us know by calling 00351 91 9090 895.
Pets
In our Lisbon Self catering apartments, you can bring your dog or cat with you if you inform us when booking. Extra cleaning rate (100.00 euros) will be charged. Also the damage deposit will have additional 250.00 euro that will be returned at the end of your stay after checking everything is in order in the apartment.
Television
We love a non-TV world but understand there’s a lot of people who don’t agree with this philosophy. All the apartments have a TV connection but Televisions are not installed permanently. Please let us know if you want to have a TV in your apartment when you book, so you’ll find it installed on your arrival. A real non TV accommodation in Lisbon
Arrival
We need to know your arrival time at least 2 days in advance. There’s no check-in or check-out time, but the apartment will be ready for you to check in from 16:00, and you should leave it before 12:00 on the check-out date. We are fairly flexible about this, and if you want to check in before 16:00 or check out after 12:00 depending on your travel schedule, we’ll do our best to accommodate you. Early (from 07:00 to 08:00) or late (from 21:00 to 01:00) arrivals will have an extra charge of 25.00 euros. Baixa House Lisbon accommodation do not accept arrivals from 01:00 to 07:00.
Number and identity of the guests
Only those guests included in the reservation will have the right to use the apartment. We need to verify all ID Card or Passports of all the guests staying in the apartment. The person responsible for the booking will sign a document on his/her arrival outlining dates, prices and conditions. This person will be responsible for the apartment during the dates booked. If any of the rules indicated are not complied with, Baixa House reserves the right to evict the client and his/her guests from the accommodation; thereby forfeiting the client’s right to any compensation. Presence of an adult (18 years or older) is mandatory during the rented period. All procedures for your Lisbon accommodation to be safe and comfortable.
Payment
In order to confirm your booking, we require a non refundable deposit of a percentage of the total amount of your reservation: 20% of the total amount.
Please note that the booking is not confirmed until this deposit is received and until you receive the booking confirmation form issued by BaixaHouse. The deposit will be lost in case of cancellation.
The remaining balance should be paid upon arrival, and it’s mandatory to receive the keys and access the apartment. We accept cash or credit card (Mastercard and Visa) payments.
There’s also a damage deposit that you should pay on your arrival. The amount of this deposit is from €200,00 to € 500,00. As a Lisbon self-catering apartment business, the damage deposit is refunded on your departure, after the inspection of the apartment.
Payment for this kind of Lisbon accommodation includes the renting of a clean, furnished apartment with linen and towels, electricity, gas and water, internet and TV (when requested) expenses, daily cleaning and daily breakfast supply.
Change of dates
Please send us an e-mail to info@baixahouse.com if you want to change the dates of your reservation. We only accept changes received via e-mail. We cannot accept changes made over the telephone.
Any changes for your Lisbon accommodation in dates depend on the availability of the apartment booked. For changes made up to 30 days before the arrival, we’ll keep the previous deposit done to confirm the new dates. Changes made less than 30 days before the arrival date will have a charge of 50% the deposit done to confirm the previous booking. Changes made less than 7 days before the arrival date will loose the deposit payed.
Keys
You’ll receive a copy of each key required to access the apartment. The loss of these keys means the non refund of the damage deposit paid on your arrival.
By signing your reservation agreement, the guest acknowledges that leaving the keys in the lock, on the inside, may result in property damage.
In the event of Baixa House’s Team having to come back after office hours the guest acknowledges that this will have a charge € 50,00 to be paid in cash at that moment.
If the keys are left on the lock, from the inside, the guest agrees that any costs associated with rekeying, replacing locks or fixing any damage will be deducted from their damage deposit and that additional charges may apply for any resulting inconvenience or damages.
Baixa House shall not be held responsible for any consequences arising from this situation of negligence in safeguarding the keys.
Care of the apartment and responsibilities
As choosing for a self-catering apartment in Lisbon you are expected to treat the apartment and all of its equipment with care. Any specific rules and regulations for the apartment and its surroundings must be respected at all times. If any damage is done to the apartment or its equipment, you must inform us immediately (00351 91 9090 895), so that repairs can be carried out as soon as possible.
Guests are not allowed to lend or sublet the apartment to anyone.
You are also expected to show consideration and respect towards your neighbors. As none of the apartments are completely soundproof –everyone expects a low level of noise from neighbors– please be considerate of noise, particularly in the evenings and at night. Any kind of parties, high music, parties or noises that could bother neighbors ARE STRICTLY PROHIBITED on your Lisbon accommodation in Baixa House
The person signing the rental agreement (the client) is expected to ensure that his/her guests will behave in a suitable manner. If that person or his/her guests do not behave in a suitably responsible manner, BaixaHouse reserves the right to evict the client and his/her guests from the apartment; thereby forfeiting the client’s right to any compensation or claim.
Neither BaixaHouse nor the owner of the building shall be made liable for any direct or indirect damages that may occur during the client’s stay-period at the accommodation, including (but not exclusive to): personal injury or damage to possessions, losses caused by fire, theft or criminal behavior. We are not either responsible for any problems related to the supply of services such as electricity, gas or water, but please let us know as soon as possible if any this occurs (00351 91 9090 895) so a swift solution may be found.
If any of the rules indicated above are not met, BaixaHouse reserves the right to evict the client and his/her guests from the accommodation; thereby forfeiting the client’s right to any compensation.
Booking an apartment through BaixaHouse means that you accept and respect these conditions for your Lisbon accommodation apartment. We’ll ask you to sign a copy of these Terms and Conditions along with the rental agreement on your arrival.
