Baixa House is a beautiful building in a great location with exceptional decor. The ladies who welcomed us were all lovely and super helpful with everything we needed. The breakfast was delicious and exactly what we needed. The only negative was that we did get some noise from neighbours and the trams but that’s natural for an old building and being in central Lisbon so it wasn’t a big problem for us. We would definitely stay with Baixa House again.

We had the loveliest stay at Baixa House! We stayed in the Universidade apartment at the end of a two-week honeymoon, and it was so wonderful to stay in a place that felt quite relaxed and low-key (like a home), but still had the amenities of a hotel. Our specific apartment was beautiful and also had the bedroom situated on the backside of the building, which meant it was extra quiet. It was also great to be situated in such a central place! Thank you so much for a fantastic stay and we look forward to returning next time we come to Lisbon!

It was a fantastic stay at Baixa House, and we would be more than happy to return. The staff was exceptional, breakfast was delicious and apartment was clean, functional and had everything we needed. It was also centrally located and close to everything. The only constructive feedback I would provide, and understand that this may be difficult to enforce in a building this age and of that layout, is how loud upstairs neighbors can sound when they walk – our upstairs neighbors walked very loudly, a few nights past midnight and woke us up. Otherwise, we have nothing but great things to say. Thanks so much.

From our first introduction to the apartment to the very last goodbye, we were treated like VIPs. Every breakfast was delicious and fresh, the apartment was sparkling clean every afternoon, and the bed very comfortable. We would choose this very centrally located apartment again

We stayed at the Baixa House in October 2024 and really enjoyed our stay in this apartment, which was decorated to our taste, had old wooden floors and high ceilings. We hadn’t expected breakfast and fresh bread every morning and room service when we booked. The staff is very friendly and helpful. Based on the location on Streetview, we chose an apartment with a bedroom facing the back yard and slept wonderfully (with the window closed). We turned off the fans in the rooms, which we found to be too loud and weren’t necessary during our stay. We would choose this very centrally located apartment again.

We thank you for your opinion which is very important for us, it is a shame that we were not able to meet your expectation, but indeed we do have a list of our breakfast available at the apartment for your request, and the list is also available by the booking process to be seen on our website. The items for breakfast are delivered the day before so, never out of time for an early one.
Baixa House as being a 18th-century building and kept as much as original material as possible, old wood with no wax treatment is normal that it some dust comes out.
Our office is on site and always with open doors for any further request or claim for all our guests, although we publish every review on our website so yours as well

Am letzten Tag hätten wir eine halbe Stunde früher Frühstück gebraucht weil wir zum Flughafen mussten. Die Anfrage wurde ignoriert und wir mussten hungrig los. Nicht mal eine Reaktion das das nicht funktioniert. Leider auch sehr dreckig. Meine Socken waren jeden Tag schwarz unten darunter.

As a group of 5 friends, we stayed in Ultramar. The apartment was beautiful, clean and very stylish with so many interesting pieces of furniture and vintage accessories, I think we all wished we lived there! The staff were very friendly and helpful sorting out taxis etc. The breakfasts were very nice, lovely cake, yoghurt, cheese, fruits. As mentioned in a couple of previous posts, you could hear the traffic and trams so would recommend ear plugs if you’re a light sleeper (there were light sleepers in our group and they agreed the apartment was so nice, this didn’t matter). The weather was warm while we were there but the apartment wasn’t too hot, there are fans and small portable air conditioning units. Overall a great stay and we would definitely book again.

Baixa House has been beautifully restored, maintaining original features with stylish interior design. We stayed in the Gulbenkian apartment which was very comfortable and spacious with large, inspiring photographs of the gardens at Calouste Gulbenkian. Museum on the walls. Breakfast provisions were substantial and tasty, replenished daily to order and the excellent room servicing was a bonus. The staff were most welcoming and friendly, it was reassuring to have them on hand during the day for any questions or problems and the city centre location is perfect for sightseeing, with public transport trams and buses plus a wide selection of restaurants and shops all on the doorstep.

Su ubicación es inmejorable, en uno de los barrios más turísticos de la ciudad. A pesar de que el tranvía pasa justo por la puerta, no tuvimos problemas con el ruido gracias al excelente aislamiento de las ventanas. Además, nuestras habitaciones daban al patio interior, lo que nos permitió dormir sin problemas con las ventanas abiertas.
El servicio fue impecable; el personal siempre amable y atento. La limpieza meticulosa, y el desayuno diario delicioso. La cocina del apartamento está completamente equipada con todo lo necesario, lo que nos permitió preparar nuestras propias cenas con comodidad.
Estamos muy agradecidos por la experiencia. Recomendamos este apartamento sin dudarlo, es una opción perfecta para disfrutar de Lisboa al máximo.

the staff was very attentive

My biggest complaint about Baixa House is that I thought I was doing the right thing by booking directly through the property website, but turns out I missed out on a lot of important information that is visible on the property’s Airbnb page — like the fact that there is NO air conditioning and that if you book through them you have to do a minimum of 3 nights where as Airbnb let’s you do just one. I feel scammed by this. Sleep was terrible due to August heat, no AC, having to have the windows open, and street noise right above a tram being so loud. We paid for 3 nights and stayed just 1 due to this terrible experience. Otherwise, the staff was very attentive with booking and check-in. Breakfast was pleasant with fruit and bread (although the cheese selection was so small that it was almost a why-bother), coffee was decent but would’ve been nice to have a Nespresso machine. The apartment itself was nicely furnished and beautiful to stay in. This Insta-worthy appeal, however, does not outweigh the unpleasantness of the stay.

Baixa House is exactly what I was looking for in Lisbon. Old world charm in the heart of the city. Steps from the hustle and bustle of old town with its great restaurants, sights and wonderful people. The apartments are quaint and immaculate. Personally, I was happy to have such large windows to open

Baixa House offers stylish and comfortable accommodation in a convenient location near multiple public transportation options and popular neighborhoods. I was in Lisbon for two weeks and happy to have an apartment rather than a hotel room so I could really feel at home. The staff was friendly and accommodating and –hooray! — provided me with a mosquito repellent plug-in so that after the first two mosquito-battling nights, I slept bite-free for the rest of my stay. For those concerned about street noise, the apartments now have double-paned windows which significantly block noise. Personally, I was happy to have such large windows to open, letting in the evening breeze during a hot mid-July stay. Obrigada, Baixa House!

Portugal always feels like our second home. We keep returning for years now. This year it was my first time traveling by myself and my kids (already young adults). Very nice space, keeping the original character of the building alive, we stayed at 3B flat and it was very spacious and clean. Two points worth mentioning for improvement, would be the breakfast, which was very basic and the same everyday and the changing of the towels, which is normally every 7 days – every 3 days is what is acceptable and expected by guests at most accommodations of this level around the world.

Such a nice place! It was a perfect stay! Absolutely central Appartement where you can reach nearly everything by walking or public transportation – while during night it’s silent and you can sleep quite cozy! All contacts were always absolutely nice! The breakfast was exactly what we needed plus the furnishing of the Appartement included everything we needed. Thank you for a lovely stay. Many thanks especially to Rita for all her help. We stayed in Principe Real on the fifth floor. Thank goodness for the lift! The location is ideal – walkable to lots of sights, with the number 28 tram outside the door and the metro in 5 – 10 min walk. There is a bit of street noise but it was never loud enough to disturb us. The breakfast was wonderful – fresh bread, cake, cereal, fruit and yoghurts each day. We had plenty to eat every morning. The housekeeping was great – lovely to come home to the dishwasher emptied and everything out away! The only negative might be the lack of a/c in summer. Not a problem in April, though the last day was about 30C so it was warmer in the apartment but opening the window overnight cooled it down enough to sleep. We would definitely return and recommend to others but would probably stick to Spring or Autumn because of the lack of a/c and it’s a more comfortable temperature for sightseeing.

we had a really lovely stay, and the flat was just perfect for our needs — a couple and a single with joint living/dinning and kitchen spaces. service was helpful and very attentive, decor is perfect. Only thing i now realize could be corrected is buns in the morning — would be helpful if they were ready a bit earlier, as the one day we had to leave early, they weren’t there, ready for our breakfast.

A fantastic character apartment in a very central location. Well equipped with dishwasher, fridge, hob and cooker, plenty of crockery, cutlery and utensils etc. Breakfast of yogurt/muesli/bread rolls/cheese/butter/milk/juice coffee and tea was superb and topped up every day. Lots of space in Ajuda apartment to relax and enjoy a cooked meal. Housekeeping also came in every day, cleaned and made beds. Very easy to get to all transportation around the city (although hard to get on Tram28). Staff helpful and knowledgeable for tourist advice too. There is street noise from trams but you expect that in a central location.

My wife and I had a fantastic 3-night stay at Baixa House over a weekend in February. We were recommended it by a friend and we were very glad that we stayed. The location is close to the heart of Lisbon while still being a quiet place to be. Everything you would want to see is within a short walk. I’ve been visiting Lisbon almost every year for the past 12 years and Baixa House must be my favorite place I’ve stayed so far. The location is great, close to public transport and you can avoid stairs or hills if you want to ;) The apartments are furnished with such great attention to detail, from the fresh flowers to the cosy lights and the comfortable sofa (great for naps!) As someone who works in the design sector, this is greatly appreciated. The breakfast is also great and they were kind enough to take our requests for vegan alternatives into account. The intersection the apartment is located can be quite noisy due to the trams, but luckily you hear none of that while in the bedroom. The only remark we have is the mattress, which is definitely in need of replacement. Despite that inconvenience, we’ll definitely be coming back in the future!

We stayed in apartment 1B, Fronteira and I am very sad to have left, I felt very content there, warm and cosy surrounded by the vibrant city of Lisbon. It was a special winter moment. The policy of only 1 set of towels for a 5 night stay is totally unacceptable. our rooms were only cleaned at 445 the first three nights so we said not to bother as had been out all day after that was cleaned in morning as we had asked.Great location but I think for the price can get more value elsewhere .

Beautiful, stylish and elegant apartment in lively, downtown Baixa, brilliant location that is walking distance of pretty well everything you want to visit in 5 days – Alfama, Bairro Alto and everything inbetween, including railway stations to Caiscais and Sintra. Stunning Praca do Comercio, facing the harbour, with lovely restaurants is round the corner. Balcony overlooking colourful, busy streets below, full of delightful shops and hundreds of restaurants/cafes. I would stay here again in a heartbeat – it was perfect.

Our family of 4 stayed in the Principe Real apartment for 3 days and just loved it! A very comfortable and lovely renovated place to easily spend time in and relax from visiting the city of Lisbon. Perfect location to explore everything in and around Lisbon. What we also appreciated that we could choose what items we would like for breakfast on a daily basis (> no food waste). The only downside is the featured sunny balcony – which is rather small and really not fit to spend time on. Apart from that, everything is really perfect :)

We found the concept of the house very sustainable

We spent 5 nights in the Baixa house apartment with a family with two teens. All the staff in the house is very nice and helpful. Above all, we found the concept of the house very sustainable; all the accessories are of local producers and design, apartment is fully equipped (dish washer, laundry machine), different local guides about Lisbon and Portugal… And above all nice breakfast and fresh bread on the door knob. No pressure with “breakfast hours”, and no perssure with checking in and checking out hours. All superb!!!!

My wife and I stayed with our two kids for four nights in the fourth floor (Eduardo VII) of Baixa House. The apartment was very well designed and we liked our stay. The communication between Baixa House was super fast and friendly and they could accommodate most special requests we had. Breakfast was fine for us and convenient so we didn’t have to go out in the morning. The apartment is quiet despite being in a busy neighborhood. the furniture is nice, we found beautiful flowers on the table and the place was airconditioned (even though the air conditioner’s design is a bit at odds with the elegant and rustic style of the rest of the apartment). Highly recommended for everybody who wishes a spacious stay in central Lisbon

Baixa House was absolutely wonderful

Baixa House was absolutely wonderful. From the moment we stepped out of the taxi, Margarida, Mirela, and their whole staff offered us personal attention. We stayed in the Principle Real on the 5th floor. The apartment was spacious and comfortably held our party of 4. It was also thoughtfully decorated and the kitchen was fully stocked with a homemade cake, yogurt, jam, fresh fruit and cheese. Fresh bread was delivered to us every morning – so delectable! Our stay was a memorable experience, we only wish we could have stayed longer!

An incredible place to stay! Baixa House was really charming. The staff were friendly, helpful, and efficient. (Thank you for helping us with our airport transfer.) The apartments were spacious, comfortable, and clean. We especially appreciated breakfast! We loved having the fridge stocked each day according to our needs and the fresh bread and cake delivered daily was delicious. The guest book in each apartment was a great touch – we enjoyed reading the recommendations from previous guests and left some of our own. We can’t wait to come back some day and we will definitely recommend to family and friends!

Everything was perfect and the staff lovely.

Having originally booked our stay 3 years ago, Baixia house we able to hold our reservation kindly enough for us until we were able to travel again. We stayed in Aparment 1B, the Fronteria, on the first floor with lovely Juliet balconies overlooking the tram routes of the famous no 28. The room was beautifully appointed with everything you could possibly need to make this your home away from home, with traditional Portuguese ceramics & beautiful soft furnishings from Burel sheep. We thoroughly enjoyed our stay here, everything was perfect and the staff lovely. Hopefully it won’t be too long before we can experience it all over again. Obrigado.

We loved the flat

We loved the flat !!! Everything was nice. It is very well maintained. Maybe it would have been nice to have a paper with restaurants recommendations in the flat. We were looking for easy small restaurants, nothing’hip’ and we always went up to barrio alto which made us cross always those areas with the loud touristy places.

The staff is very helpful and responsive. The apartments are nicely furnished and the beds are comfortable. Our only criticism is that their is no sound proofing between the floors and we could hear conversations and movement from the tenants above us in the two rooms we stayed at… only important if you are spending time in the apartment during the day.

Absolute gem of a spot!!

Beautiful apartment in gorgeous building; loved every inch of this place – an aesthetic feast for the eyes, together with generous hospitality (freshly baked bread and cake every morning and all other necessities)!! We stayed in campo grande suite, which was great!

Have you ever had a friend roll out the red carpet because they want you to move to their city? That’s what it feels like to stay at Baixa House. It feels like you’re staying at a friend’s apartment. Each morning they provided fruit, muffins, oat milk and more. They even provided a tub for our daughter to take a bath, a crib, and a high chair for her to eat! And the best part is the location—its close to so many restaurants, bars, cafes and museums. I highly recommend staying here, especially if you’re new to the city.

Staff could not be nicer. The cleaning was nice even though we are not messy. The pastis de nata were a wonderful touch since we did not need other bkfst foods. 6 girls on 2 bathrooms not easy but you cannot change that. We needed 3 sets of keys for that number of people. As i said before, towels need to be changed in 3 days, for Americans at least, we don’t use towels so long and they get too dirty, charge more, we expect clean towels. They were hard to dry out each day. The linens were nice. Some people are allergic to feather pillows but luxury hotels have them and they can supply the others. Four Seasons hotels all have great big feather pillows as it is expected. It kicks up your luxury a notch. The mattress needs to be flipped as it was leaning. I know your owner thinks that kitch decoration is special, but a lot of the furniture is so uncomfortable and those iron chairs are outdoor and not for a dressing table. The white sofa was the only practical piece in the apt. He has flea market taste! Above all your team were there for us always. Ricardo and Alexandria were fantastic as you have great connections for touring. It was a fun experience. These are just suggestions to make it better. I have been staying in hotels in Europe for 50 years, and I hallmark my trips on exceptional places to stay. All in all, you all made it easy with helping us with the details. And, you all were there for me every step of the way, as evidenced by our amount of email!

We loved the Fronteria apartment

We loved the Fronteria apartment as soon as we stepped through the door, so stylish and welcoming. The fresh bread delivered to the door every morning was perfect, fresh fruit and the contents of the fridge made breakfast very enjoyable with a wonderful view of the street life below. Yes there was some noise from the trams but that is to be expected staying in the heart of the city. The very comfortable bed ensured we slept well. We hope to return to Lisbon and Baixa House will definitely be our first choice. Wonderful !!

Magnifico alojamiento, se preocupan por recibirte y explicarte todo el alojamiento. Trato individualizado, directo, muy agradable. El desayuno es de 10, cada día te dejan un bizcocho casero y en la nevera yogurt, queso fresco, mantequilla y mermelada. Además tienen en cuenta las personas alérgicas o intolerantes a la lactosa, como fue es mi caso. Cada día a primera hora el pan recién hecho aparece colgado mágicamente en tu puerta. Las instalaciones son muy acogedoras y el único pequeño pero que le pondría, no al alojamiento sino a los vecinos del piso de arriba, es que fueron muy ruidosos no permitiendo un excelente descanso. Las obras que se están realizando en el bloque trasero NO afectan en absoluto a la magnifica estancia. Un verdadero placer alojarnos en Baixa House, sin duda, recomendable al 200€ y si volvemos a Lisboa, será nuestra casa.
